Small offices, retail shops, dental clinics, restaurants – all of these places need air conditioning, but their scale isn’t big enough to warrant the installation of a massive industrial-sized AC. However, at the same time, a standard wall-mounted heat pump just doesn’t cut it.

That’s what light commercial AC is for. These types of systems are built specifically for small businesses and are precisely what you need for your establishment.

What Counts as Light Commercial

Typically, any space under 200m² with standard office or retail use is considered “light commercial”. There may be 10-20 people working there at normal business hours. All an AC has to do is keep everyone in the room nice and comfortable, nothing extreme like the cooling needs of manufacturing or data centers.

Why It's Different From Home Systems

Home units are sized for bedrooms and lounges. Light commercial spaces are bigger, have more people in them (so more heat), and run longer hours. A 5kW wall unit might be fine for your lounge. It won’t handle a 50m² office with 8 people working on computers and talking on phones all day.

Light commercial systems are built tougher. They run longer, handle more stress, use heavier-duty refrigeration, and have more sophisticated controls because you might need different zones or time-based scheduling.

Multi-Zone Control

Most light commercial setups have multiple zones. Maybe your front desk is one zone, your back office is another. Maybe your retail floor is separate from your storeroom. Each zone can be controlled independently or scheduled differently.

Front desk gets standard office temperature. Storeroom can be set warmer. After hours, everything drops to maintenance temperature to save power. You’re not paying to cool an empty back room while you’re open up front.

Installation and Design

We do a proper assessment: space dimensions, occupancy, equipment (computers generate heat), sunlight exposure, and insulation level.

Then we design a system that actually handles your needs. Could be a multi-split setup, a ducted system if your building suits it, or a combination.

Most light commercial installations take 2-3 days depending on complexity. We’ll discuss disruption before we start because you’re still running your business.

Light commercial systems cost more than home systems, but not massively. You’re probably looking at $5,000-$15,000 installed depending on size and complexity.

No. Oversizing wastes power and money now for a hypothetical future. Instead, choose a system that handles your current space properly, then discuss scalability with your installer. Multi-split systems can often accept additional zones if you move to a larger space. It’s better to size right today and upgrade when actual expansion happens.

Not really. Residential units aren’t designed for the operating hours, occupancy levels, or continuous stress of commercial use. They’ll underperform, fail faster, and you’ll end up spending more on repairs and energy. Light commercial systems cost more upfront precisely because they’re built for this duty cycle.

How often do I actually need to service a light commercial AC system – quarterly sounds like a lot?

Quarterly is recommended during heavy-use seasons (summer for cooling), but annual minimum is really the baseline for most businesses. If your system runs 24/7 or handles high loads, quarterly makes sense for longevity. Light use? Annual servicing usually suffices. We’ll recommend the right schedule based on your specific usage patterns.

AC helps, but commercial kitchens really need both: dedicated exhaust ventilation to remove cooking vapors and heat, plus AC to condition the dining and service areas. An AC system alone will struggle with constant kitchen heat generation and won’t address moisture and odor properly.
